Top-scoring zips by price tier
Method and caveats
- Growth uses price per sq ft averaged over 12 months, so changes in which homes are listed don't swing the result. A zip needed full 5-year history and about 20+ listings a month to be scored.
- The top 2% by 5-year growth lose 5 points. Runs that steep tended to reverse, as they did in FL, TX and ID after 2022.
- No rent data. This ranks price growth and demand, not rental return. To judge a rental, compare HUD Fair Market Rents with these prices.
- Asking prices, not sales. Where buyers are pushing back, actual sale prices will be lower.
- Not included: property taxes (high in NJ and IL, which hurts rental returns), insurance, local job markets, or flood and fire risk.
- This is a screen for where to look more closely, not investment advice.
